Michiana asphalt takes a beating from harsh weather conditions, sunlight's UV rays, oxidation, water, oil, and traffic. This will gradually break down your asphalt over time creating a dry, brittle surface. Once cracks develop, moisture is allowed to penetrate beneath pavement, accelerating further damage.

Regular sealcoating provides a renewable protective barrier between your asphalt and the environment, helping shield the pavement surface from weather, everyday wear and damaging contaminants. Coal tar is asphalt's sacrificial protective layer that takes the wear and exposure so your asphalt doesn't have to. 

Performance

Maximize the performance of your asphalt with our industrial-grade coal tar pavement sealer. Mixture is fortified with 3-4 lbs. of sand per gallon, adding superior durability, improved wear, and optimal slip resistance. Sand adds a layer of texture, filling minor surface imperfections to create a safe, uniform, non-skid finish. Mix also includes premium latex additive for improved sand suspension and fast cure times.

Ask about our "slurry coat" squeegee application with heavy sand mix for problem areas, high traffic zones or steep inclines requiring max traction. Follow that heavy sand application with a thick spray coat to get the best of both worlds, our signature 2-coat system.

Asphalt is made of stone, sand, and aggregate held together by an asphalt binder. Binder material, known as bitumen, gives asphalt its cohesion and flexibility. Oxygen, sunlight and heat gradually change asphalt chemistry through oxidation, causing the binder to become harder and less flexible. As this process continues over time, pavement becomes dry, brittle, faded and more susceptible to cracking, "raveling" and loss of surface aggregate. Sealcoating helps slow this aging process.
